Apartments in other areas

If you are looking for a furnished apartment in Les Almadies, you have already settled the neighborhood question: you know you want the western tip, the ocean on two sides, the breeze and the regional headquarters close by. The real decision you still have to make lies elsewhere, and nobody spells it out clearly.

It comes down to three words: with or without services. The same neighborhood offers two very different products. The managed residence, where the building management handles cleaning, security, water, backup power and sometimes the internet connection. And the plain furnished apartment, in an ordinary residential building, noticeably cheaper — but where everything the management used to handle becomes your business. This page is written to make that calculation clear.

What "without services" means in practice

The price gap between a plain furnished apartment and a serviced residence is real, and tempting. Yet it reflects costs that do not disappear: they simply change hands.

Backup power. A residence has a generator that takes over. An ordinary building often does not. Over a stay of several months that includes the hot season, the difference between the two is measured in nights without air conditioning, not in francs.

Water. Drops in pressure happen, and you feel them more the higher up you are. A residence has a water tank and a booster pump; an ordinary building, it depends. Ask the question explicitly.

Cleaning and laundry. Included in a residence, up to you to arrange elsewhere. That is no problem when you know the city; it is one during the first three weeks of an assignment.

Security and parking. On the tip, street parking is difficult and a guard is not a luxury. A building without a guard changes how you come and go, especially if you get home late.

None of these points is a deal-breaker. The plain furnished apartment is often the right choice — for people staying a long time who already know Dakar, have a vehicle and can get organized. It is much less so for a first six-week assignment, when you have better things to do than deal with an electricity meter.

What a furnished apartment in Les Almadies covers

Studio or one-bedroom in a recent building — the most common format in the neighborhood. Buildings under twenty years old, so an elevator, parking and often a generator, even outside managed residences.

Apartment in a divided villa — one floor or one wing of a house, with a separate entrance and sometimes a patch of garden. More character, fewer services, and usually a lower rate for the same floor area.

Two-bedroom apartment for settling in — for a family that has just arrived and is still looking for its permanent home. The format is common here, and it is often rented by the quarter.

Furnished apartment with sea view — the western tip has them, which is almost unheard of elsewhere in Dakar for this type of property. They are the first to be booked.

Where exactly on the tip

"Les Almadies" covers several situations with very different day-to-day lives.

The tip and the western corniche are the airiest and quietest, with the cliffs and restaurants overlooking the ocean. It is also the area furthest from the rest of the city at rush hour.

The stretch toward Ngor and Le Virage, to the north, adds village life, the sheltered bay and everyday shops. A good compromise for a long stay.

The area toward Ouakam and the VDN brings you closer to the rest of the city and to schools. You lose the sea on your doorstep, but gain much shorter commutes.

One thing to factor in if you are arriving: the international airport is no longer next door. It has moved from Yoff to Diass, about forty kilometers to the southeast, a good hour's drive. People now choose this neighborhood for the setting and proximity to offices, not for airport access.

Living here for several months

The sea breeze is the neighborhood's real asset over time. It blows almost constantly and makes Les Almadies the place in Dakar where the hot season is easiest to bear — a point that seems secondary when you book and becomes decisive in May.

From December to March, the trade wind brings mild days and cool nights. From April to June, the heat rises and that is when the apartment's equipment is put to the test. From July to October, the humidity of the rainy season (hivernage) is heavy everywhere in the city, but it is easier to bear here than elsewhere.

On availability, keep in mind that the neighborhood runs to the rhythm of school years and new postings: the best apartments are taken in spring for the fall. Outside these peaks, there is more room to negotiate.

Good to know & booking

Two useful habits. First: if electricity is billed by meter reading, ask for a reading or an estimate of the apartment's average electricity consumption — with air conditioning, the gap between two apartments of the same size can be large. Second: have the security deposit terms and refund spelled out, an item that almost always slips through when comparing two listings.

The neighborhood lives outdoors and that is part of what people come for: the rocky coast has the capital's best surf spots, the city's widest choice of personal training is here, and seaside yoga sessions are a local habit. Over several months, these routines matter.

This page lists the furnished apartments in Les Almadies. If you want building services rather than independence, see the residences in Les Almadies, which cover exactly the other side of the choice described above. For an entire house with a garden on a long lease, look at the villas with pool in Les Almadies. And if budget matters more than location, the furnished apartments in Mermoz are more central for a lower rate.

You book by paying 20% of the total online, which secures the property; the balance is paid to the owner on arrival, usually in cash. For long stays, which are common here, an additional deposit may be requested: it is stated on the listing and follows the same policy. Monthly discounts are negotiated directly with the owner. Add the tourist tax to your budget: 1,000 FCFA per person per night, collected on site by the property and not by Senegal Rent. Amount given as a guide.

Cancellation is free up to 7 days before arrival in low season (June 1 – October 31) and 14 days in high season (November 1 – May 31); after that the booking is final and the 20% is non-refundable. A booking canceled within 24 hours of confirmation is refunded in full if arrival is more than seven days away. Last-minute bookings are final once confirmed, with one change of dates allowed up to 48 hours before. If the owner cancels, we offer you an equivalent property on the tip or in Ngor, or refund all fees in full. The resident rate is shown on each property for residents of Senegal and the Senegalese diaspora, on an account verified after a phone call.

Who is it for?

Long stays by people who already know Dakar: this is the profile for whom a furnished apartment without services makes sense, because day-to-day organization poses no difficulty.

Tight budgets that refuse to leave the tip — because of the office, the school or the sea — and would rather give up services than the neighborhood.

Newly arrived families, who take a two-bedroom apartment by the quarter while they find their permanent home, without furnishing a place or opening utility accounts.

Long-term remote workers, provided they have checked the internet connection and backup power: these are the two things that make the difference between a productive stay and a frustrating one.

Frequently asked questions

What is the difference between a furnished apartment and a residence in Les Almadies?

The level of service. A managed residence handles cleaning, security, water, backup power and sometimes the internet connection. A plain furnished apartment, in an ordinary residential building, costs noticeably less, but those items become your business. That is the neighborhood's real trade-off.

Is a furnished apartment without services a good choice?

Often, yes — for people staying a long time who already know the city, have a vehicle and can get organized. Much less so for a first six-week assignment, when you have better things to do than deal with an electricity meter and find someone to clean.

What must I check before booking?

Four things: whether there is a generator or an inverter; whether there is a water tank and booster pump, especially on upper floors; security and parking, since street parking is difficult on the tip; and, if electricity is billed by meter reading, an estimate of the apartment's average consumption.

Is Les Almadies close to the airport?

Not anymore. The international airport has moved from Yoff to Diass, about forty kilometers to the southeast, a good hour's drive depending on traffic. People choose this neighborhood for the setting, the sea and the proximity to offices on the western tip, not for airport access.

Is it less hot in Les Almadies?

It feels noticeably better, thanks to the sea breeze that blows almost constantly over the tip. It is a detail when you book and a decisive argument in May, when the city center becomes stifling.

Can you find an affordable furnished apartment on the tip?

Yes, mainly studios or one-bedrooms, and more often in a divided villa than in a recent building. For families, affordable options are rare: if budget comes first, Mermoz is more central for a lower rate.

How does payment work?

You pay 20% online to secure the property, then the balance to the owner on arrival, usually in cash. For a long stay, an additional deposit may be requested; it is stated on the listing. Monthly discounts are negotiated with the owner, and the tourist tax is paid on site.
