In Dakar, the first question people ask is almost never the right one. You search for "an apartment", compare listings, and realize three days later you were looking at the wrong product — a nightly furnished rental for a six-month stay, or a serviced residence for two nights.
The right question is length of stay. It determines the format, how the price is set, which neighborhood makes sense and even what you need to check before booking. An apartment for eight hours, three nights, three weeks or a year belongs to different markets in Dakar, even if they all go by the same name. This page points you to the right one.
This is more common than you might think, and it has nothing to do with overnight accommodation. People rent an apartment for the day during a layover between flights, for a morning of rest after a red-eye, for a quiet working day between two far-apart meetings, or to shower and change before an evening departure.
What you are buying is private space by the hour in a city that offers almost none: neither a café nor a hotel lobby gives you a door that closes, a shower and a desk. The criteria change completely — access hours, a UPS backup, the internet connection, and the location relative to what you are in town for.
That is the topic of our page on day-use apartments in Dakar.
For two or three nights, a budget hotel almost always wins: service is included, breakfast often is too, and you won't have time to shop for groceries. An apartment only becomes worthwhile once you actually use the kitchen and a length-of-stay discount kicks in.
The tipping point is fairly clear. For two people, it falls around the fourth night, and decisively from one week. For four or more, it comes as early as the second or third night, because an apartment's price does not depend on the number of guests, whereas a hotel's doubles with the second room.
Watch out, though, for the extra charges that cancel out the savings: metered electricity, no water tank, the end-of-stay cleaning fee and the security deposit. The details are covered on our page on cheap apartments in Dakar, with budget hotels for comparison.
This is the heart of the Dakar market, and it is where your choice of neighborhood becomes decisive — not for the setting, but for the time you will spend in a car. At this stage, five areas cover most of the supply and meet different needs.
The Plateau is the only neighborhood where you can do without a car, at the cost of very quiet evenings and weekends. Mermoz is the sweet spot, from which you can reach the east and the west of the city in similar times. Point E offers floors of tree-lined villas rather than apartments in blocks. Almadies gives you the sea and the breeze, along with the distance from downtown that comes with them. And Liberté 6 has the best space-for-money ratio in the city, in a dense, lively neighborhood.
For stays of this length, the monthly discount becomes the main price lever, more than the choice of neighborhood or season. It is negotiated directly with the owner, and owners expect the conversation.
Beyond three months, a different logic takes over. You are no longer looking for a place to stay but for a place to settle, which raises the questions of cleaning, laundry, security and backup power. This is the territory of serviced residences, which sell an equipped building plus services.
Residences in Dakar cover the whole city; those in Almadies concentrate the high-end supply on the western tip, and those in Ngor add proximity to the only truly calm bay on the peninsula.
If there are more than five of you, also compare with a whole house: the price is then counted per property rather than per person, which changes everything. That is the topic of our page on cheap houses in Dakar.
Furnished studio — the most common and cheapest format, for one person or a couple on a work or study stay.
Furnished one-bedroom — the best compromise on the market, and the dominant format in every residential neighborhood.
Two-bedroom family apartment — four to six people, with a real kitchen. This is where the per-person savings become clear.
Apartment in a divided villa — a floor or wing of a house with a separate entrance, common in Point E and the older neighborhoods. More character, less standardization.
Whatever the format, four points always come up: electricity (flat rate or metered), the water tank, the generator or UPS, and parking. These are what make a Dakar home genuinely comfortable, far more than floor space.
Think in travel time rather than kilometers: crossing the peninsula takes twenty minutes or an hour depending on the time of day. The international airport is in Diass, about forty kilometers to the southeast, or roughly an hour away — have a transfer arranged for a first arrival with moving-in luggage.
To get to know the city in your first weeks, guided cultural tours of the historic center of Dakar are worth more than any guidebook, and a Senegalese cooking class comes in handy once you have a kitchen and plan to use it.
A special case worth knowing: in Keur Gorgui, the amenities are part of the building rather than the service, so an apartment rented directly from the owner still benefits from the elevator, the generator and the water tank.
You secure the property by paying 20% of the total online, then pay the balance to the owner on arrival, usually in cash. When you are organizing a move from abroad, this avoids tying up the whole amount while you wait. Weekly and monthly discounts are negotiated directly with the owner; an additional deposit may be requested for long stays, in which case it is stated on the listing. Tourist tax is paid on site.
Cancellation is free up to 7 days before arrival in low season (June 1 – October 31) and 14 days in high season (November 1 – May 31); after that, the booking is final and the 20% is non-refundable. A booking canceled within 24 hours of confirmation is fully refunded if arrival is more than seven days away. Last-minute bookings are final upon confirmation, with one date change allowed up to 48 hours before arrival. If the owner cancels, we offer you an equivalent property in the same part of Dakar, or we refund all fees in full. The resident rate is shown on every property for residents of Senegal and the Senegalese diaspora, on an account verified after a phone call.
Stays of more than three nights, from which point the kitchen and length-of-stay discounts start to count.
Families, for whom pricing per property rather than per person tips the balance from three or four guests.
Work assignments, studies and relocations lasting several weeks to several months, which make up the core of Dakar's furnished rental market.
The Senegalese diaspora coming home and preferring a self-contained place close to family over a hotel room.
It depends on how long you stay and how many you are. For two people, a budget hotel wins up to three nights; the apartment pulls ahead from the fourth night, and decisively from one week. For four or more, the apartment wins from the second or third night.
Yes, and it is a genuine use: a layover between flights, a morning after a red-eye, a quiet working day, a shower and change before an evening departure. The criteria are different — access hours, UPS backup, internet connection — and that is the topic of our day-use apartments page.
The one that minimizes your actual commutes. The Plateau to do without a car, Mermoz to reach the east and west in similar times, Point E for a floor in a tree-lined villa, Almadies for the sea, Liberté 6 for the best space-for-money ratio. Each neighborhood has its own page.
Four things, more than floor space: the exact rule for electricity (flat rate or metered), whether there is a water tank, whether there is a generator or UPS, and parking. Get these clarified before comparing two listings.
Yes, and beyond one month it is the main price lever — more than the neighborhood or the season. You discuss it directly with the owner, whose contact details are shared with you as soon as you book. Raise the topic in your first exchange; it is expected.
Beyond three months, or when you have neither the time nor the inclination to organize cleaning, laundry and security. A residence sells an equipped building plus services; an apartment sells the accommodation alone, at a lower rate.
You pay 20% online to secure the property, then the balance to the owner on arrival, usually in cash. When you are organizing a move from abroad, this avoids tying up the whole amount while you wait. Finally, budget for the tourist tax, 1,000 FCFA per person per night. It is paid directly to the property, which collects it — we do not — and the amount is given for information only.
