3 properties available

Nobody comes to Ziguinchor for Ziguinchor. People come to work, to study, for an assignment, to join family, or because it is the unavoidable gateway to Lower Casamance. It is a regional capital on a river, not a beach destination — and that entirely shapes how you should choose your accommodation.

The serviced residence fits this profile exactly: a furnished apartment with a kitchen, in a building that provides security, cleaning and backup power, available by the week or the month. This page lists the residences in Ziguinchor.

We are a Senegalese company and we put you in direct contact with the properties. The resident rate is shown on each listing.

Ziguinchor & the assignment residence

Ziguinchor is the administrative capital of Casamance, on the left bank of the river, about sixty kilometers from the coast. That means a regional prefecture, decentralized government services, a river port, a university, development organizations, agricultural and forestry programs, and a whole network of NGOs covering the south of the country and the neighboring borders. This concentration of institutions generates a steady flow of stays from one week to several months — exactly the profile a residence serves.

Casamance's particular situation adds another layer. The region is isolated: getting to Dakar means crossing The Gambia by road, taking the ferry, or flying. This distance has a direct consequence for business stays — you do not make the round trip within the week. When someone comes to Ziguinchor, they stay. Assignments here are longer than elsewhere, and a mid-term furnished apartment is structurally a better fit than a room.

There is a third group, a seasonal one: travelers and the Senegalese diaspora who use Ziguinchor as a stopover. You arrive by boat or plane, spend one or two nights, organize what comes next — transfers to Cap Skirring, a pirogue to the islands, renting a vehicle — and come back through on the way home. For this kind of use, a self-contained apartment with a kitchen, where you can arrive late and leave early, is better than a room with set hours.

Finally, the city has a character you would not suspect from Dakar. Ziguinchor is green, flat, lined with tall trees, with a riverfront, Portuguese and then French colonial architecture still visible in the Escale district, lively markets and a well-deserved reputation for hospitality. Life is good here, and many people who come for three weeks ask to extend.

What a residence in Ziguinchor covers

  • Furnished studio or one-bedroom — the format for individual assignments: kitchenette, workspace, shower room. The most common.
  • Two-bedroom apartment — for a family, a couple settling in, or two colleagues on the same program.
  • Building services — security, cleaning, sometimes laundry. The level varies considerably: check explicitly.
  • Generator or inverter — the first thing to confirm, even more so here than in Dakar: it is what separates a comfortable stay from a difficult one.
  • Monthly rental — the main use in this segment, with a discount almost always applied beyond a few weeks.

If you are staying one or two nights and want a personal welcome, the city's guesthouses and hotels are a better fit. If you are looking for the beach and relaxation, head for Cap Skirring, an hour's drive away. The Ziguinchor residence is for stays with a purpose.

Where you are

  • The Escale and the riverfront — the old quarter, the administration, the port and the ferry terminal. Central and walkable.
  • The residential neighborhoods — quieter and greener, with larger units and most of the recent buildings.
  • The university road — for academic stays and long periods linked to teaching and research.
  • The road toward Cap Skirring — convenient if your work regularly takes you to the coast.
  • The markets — the city's commercial heart, and where you stock up when you have a kitchen.

When to go

From November to May, the dry season is much more comfortable: humidity drops, nights are bearable, and getting around the rest of the region is easy. It is also when the city fills up — seasonal flights, the diaspora coming home, tourists passing through on their way to Cap Skirring.

From July to October, the rainy season (hivernage) brings constant humidity and sometimes heavy rain, with difficult regional dirt roads. The city remains fully functional, and it is actually the easiest season to find a monthly rental, on better terms. A point to note for business stays: pressure on housing follows the institutional and academic calendar — the start of the academic year, year-end assignments, regional seminars — more than the tourist seasons.

Good to know & booking

Three ways to get there: a domestic flight from Dakar, the ferry, or the road through The Gambia — by far the longest. Frequencies vary by period and by year: check before setting your dates, and allow some margin if you are connecting to an international flight.

Once there, the city is easy to get around, but a vehicle or a motorbike becomes useful as soon as your trips take you outside the center. Bring cash: there are ATMs in town, but not everywhere, and there is no guarantee they will all be working on the same day.

Two checks before committing to several weeks: the generator and the internet connection. These are the two things that tip a long stay one way or the other, and they vary a lot from one building to the next.

You secure the apartment with 20% paid online and pay the balance to the residence on site. Given how far away Casamance is, this saves you tying up several weeks' budget before you have even boarded. For long stays, which are common here, the owner may request an additional deposit: it is shown on the listing before booking and is covered by the same cancellation policy.

You can cancel free of charge up to 7 days before arrival in low season (June 1 – October 31) and 14 days in high season (November 1 – May 31). Given how variable connections to Ziguinchor are, note this deadline as soon as you have your tickets. The resident rate is shown on each listing, applies to people living in Senegal as well as the Senegalese diaspora, and is activated on an account verified by phone. Monthly discounts are the norm in this segment: ask the owner. The tourist tax is added to the rate: allow 1,000 FCFA per person per night, paid on site to the owner. Senegal Rent does not collect it; the information is given for your budget. A cancellation by the owner entitles you to an equivalent residence in or around Ziguinchor, or a full refund of the fees.

Who is it for?

Business assignments — government bodies, NGOs, agricultural and forestry programs, consultancies — that stay several weeks because a round trip is not practical. This is the core of the market. The academic community: visiting lecturers, researchers and doctoral students. The Casamance diaspora, coming back to see family and preferring a self-contained apartment to a room. Travelers in transit to Lower Casamance, for one or two nights before and after their coastal stay. And long stays by those who came for three weeks and decided to stay three months — it happens more often than you might think here.

If you are looking for the beach, coconut palms and relaxation, this is not the place: Cap Skirring is an hour's drive away and fills that role much better. Ziguinchor is chosen to be in a city, in Casamance.

What surprises people who come here to work most is the end of the day. You leave the office, the heat eases, you walk down to the river and there is that low light on the brown water, the pirogues coming home, the tall trees, and a city that takes its time. You had planned three weeks. You find yourself looking at tickets to push back your return.

It varies a lot from one building to another, and it is the first thing to check along with the internet connection: over several weeks, these two things determine how comfortable your stay will be.
