Villas with a Pool for Rent in Dakar (Almadies)
No villas listed in Almadies yet
The page exists, the properties are on their way. In the meantime, here are other options for your stay — and if you own a property in the area, now's the time to list it.
In Les Almadies, a villa with a pool is almost never rented by the week. It is rented by the quarter, the half-year, the year — to families settling in: diplomatic staff, executives of regional companies, consultants on long assignments, members of the Senegalese diaspora coming back for a whole season. It is a furnished residential market, not a vacation market, and that changes absolutely every selection criterion.
Because if the pool is used two weeks a year, you look at its size and its photos. If it is used three hundred and sixty-five days a year, you look at something else: who maintains it, who pays for the chemicals, what happens during power cuts, and whether the neighborhood's water supply is enough to fill it in April. This page is written with that in mind.
Why the pool changes everything in Les Almadies
The western tip of Dakar is the area where you still find real plots with gardens, and it is inevitably the only part of the capital where detached villas with pools exist in any number. Elsewhere, the city is vertical or too dense for that.
On a long stay, the pool is not an amenity but a piece of household infrastructure. It is where the children burn off their energy every day after school, it is what makes the house livable from March to June when the heat sets in, and it is where you entertain — because in Les Almadies, people entertain at home. Over twelve months, it is no longer an extra: it is a room of the house.
Hence four questions to ask before signing, which almost never appear in a listing. Is pool maintenance included in the rent or billed separately, and how often does the technician come? Is there a generator or a UPS, and does it cover the filtration pump or just the lighting? Is there a water reserve — a tank or cistern — able to cope with drops in pressure? And finally, what are the security guard's hours: day, night, or both? Over a year, these four answers are worth more than ten extra square meters of living room.
Where exactly to look in Les Almadies
The area is larger than it looks and is best understood in terms of the road you will take every morning.
The Almadies point itself, the westernmost part, is the quietest and airiest, with the sea on three sides. It is also the farthest from downtown at rush hour.
The stretch toward Ngor and Yoff, to the north, mixes residential streets and village life, with quick access to Ngor Bay — the only truly calm water on the peninsula — and to everyday shops.
The area toward Ouakam and the western Corniche brings you closer to the rest of the city and to schools, at the cost of a more built-up, busier environment.
One point many newcomers discover too late: the international airport is no longer next door. It moved from Yoff to Diass, about forty kilometers to the southeast, which means a good hour's drive from Les Almadies depending on traffic. The old logic of "staying in Les Almadies because it is close to the airport" no longer holds; people live there for the setting, the sea and the schools.
What you will find on Senegal Rent today
We do not yet have a villa with a pool listed in Les Almadies. This page has deliberately been opened ahead of the inventory, because the demand exists and is steady, and because this is how owners and agencies in the area find us. We would rather have a page that says so than an empty grid.
What is already available in the same area: serviced residences in Les Almadies, where the pool is shared but maintained by the building management — often a more reliable model than a private pool on a long stay, precisely because maintenance does not depend on a single owner. And furnished apartments in Les Almadies, the most common format on the Dakar residential market.
A few minutes to the north, serviced residences in Ngor and guesthouses with a pool in Ngor cover the same area, the latter being a useful option for a scouting trip: you stay a few weeks while you look for a place to settle.
When to go
Dakar has no off-season, but the pool is not used the same way from month to month. From December to March, the sea breeze keeps temperatures mild and nights cool; the sea is cold and the pool, being shallow, is more pleasant than the ocean, without actually being warm.
From April to June comes the best window of the year: the air warms up, the humidity has not yet arrived, and the water becomes genuinely pleasant. This is when a house with a pool fully proves its worth.
From July to October, the rainy season (hivernage) brings heavy humidity and some storms. That is when the pool goes from amenity to household necessity — and also when maintenance is most demanding, with the vegetation and the rain. A good reason to check who takes care of it before committing.
On the rental market, arrivals cluster around the start of the school year in September: the best houses get snapped up from the previous spring.
Budget
Les Almadies is one of the most expensive areas of Dakar, and the detached villa with garden and pool is its top segment. The price is driven by the size of the plot more than the size of the house, and there is a big gap between a villa on the point and an equivalent house toward Ouakam.
On a long-term furnished rental, three items are often left out of the initial comparison and weigh heavily over the year. Electricity, which adds up fast once you air-condition several bedrooms, and where you need to know whether it is a flat rate or metered. Pool maintenance, between chemicals, the pump and the technician's visits, to be clarified explicitly. And finally staff — security, housekeeping, sometimes gardening — whose scope should be put in writing.
The long-stay discount is the real lever on this market: beyond three months, terms are negotiated directly with the owner and the gap with a weekly rate is no longer in the same league. It is the conversation to open at your first contact.
Who is it for
Families relocating to Dakar for a school year or longer, looking for a house with a garden in the area best served by international schools.
Long assignments — development cooperation, NGOs, regional companies — for which a furnished home saves shipping a container and lets you arrive ready to work.
The Senegalese diaspora coming back to spend a whole season in the country with the extended family, for whom the house is as much for hosting relatives as for entertaining.
And finally scouting trips: a few weeks on the ground to look for a permanent home, enroll the children in school and get a feel for the neighborhoods before committing to a lease.
Do you rent out a villa with a pool in Les Almadies?
The area has many furnished villas with pools, owned by individuals or managed by agencies, and they are still marketed largely by word of mouth. Demand, for its part, is structural and renews itself every year with job transfers and the start of the school year.
The way we work suits this market. The tenant secures the stay online with 20% of the total, and you receive the balance directly on arrival. You freely set your rates and your long-stay discount — decisive on three- to twelve-month leases — you stay in control of your calendar, and you are in touch with your tenants from the moment they book, which lets you settle the check-in inventory, charges and maintenance arrangements in advance.
Both individuals and real estate agencies can list one or more properties through the owner registration form. We call back every applicant before a listing goes live.
Good to know & booking
Les Almadies occupies the western tip of the peninsula, about twenty minutes from the Plateau outside rush hour and much longer at peak times. Blaise Diagne International Airport (AIBD) in Diass is about 45 kilometers to the southeast: allow an hour for the drive and book an airport transfer in advance, especially when arriving as a family with luggage for a move.
Life in the neighborhood happens outdoors. Ngor Bay is the weekend meeting place, the surrounding rocky coast has the capital's best surf spots, and there is plenty of personal training on offer — a detail that matters when you are settling in for several months.
You pay 20% of the total online to secure the house, then the balance to the owner on arrival, most often in cash. On a long-term rental, an additional deposit may be requested; it is shown on the listing and follows the same policy. The monthly discount is negotiated directly with the owner.
Cancellation is free up to 7 days before arrival in low season (June 1 – October 31) and 14 days in high season (November 1 – May 31); after that, the booking is final and the 20% is non-refundable. A booking canceled within 24 hours of confirmation is fully refunded if arrival is more than seven days away. Last-minute bookings are final upon confirmation, with one possible change of dates up to 48 hours before. If the owner cancels, we offer you equivalent accommodation on the peninsula or refund all fees in full. The resident rate is shown on every listing for residents of Senegal and the Senegalese diaspora, on an account verified after a phone call. Finally, budget for the tourism promotion tax (TPT), 1,000 FCFA per person per night. It is paid directly to the property, which collects it — we do not — and the amount is given for guidance only.
Frequently asked questions
Why doesn't this page show any villas yet?
We do not yet have a villa with a pool listed in Les Almadies. The page has been opened ahead of the inventory, so that it can be found both by tenants searching and by owners and agencies in the area. Serviced residences and furnished apartments in Les Almadies are available right now.
Can you rent a villa with a pool in Les Almadies by the week?
Rarely. Les Almadies is a furnished residential market: three months, six months, a year. For a short stay, serviced residences with a shared pool, furnished apartments or guesthouses with a pool in Ngor are better suited and far more available.
Private pool or shared residence pool: which should I choose?
On a long stay, a residence pool has a real advantage: its maintenance is handled by the building management and does not depend on an owner's availability. A private pool gives you exclusivity but means checking who handles maintenance, how often, and whether it is included in the rent.
Is Les Almadies close to the airport?
Not anymore. The international airport moved from Yoff to Diass, about 45 kilometers to the southeast, which is a good hour's drive depending on traffic. People now choose Les Almadies for the setting, the proximity to the sea and the schools, not for air access.
What must I check before signing for a long stay?
Four points: whether pool maintenance is included in the rent and how often; whether there is a generator or a UPS and whether it covers the filtration pump; whether there is a water tank or cistern; and what the security guard's hours are. Over a year, these answers matter more than floor space.
How does payment work?
You pay 20% online to secure the accommodation, then the balance directly to the owner on arrival. On a long-term rental, an additional deposit may be requested; it is shown on the listing and follows the same cancellation policy. The monthly discount is negotiated with the owner.
I manage furnished villas in Les Almadies: can I list them?
Yes, both individuals and agencies, for a single property or a portfolio. You set your rates and your long-stay discount, keep control of your calendar, talk to tenants from the moment they book and collect the balance on arrival. The owner registration form is the way in.
