The page exists, the properties are on their way. In the meantime, here are other options for your stay — and if you own a property in the area, now's the time to list it.

Nianing is rarely rented for three nights. It is a long-stay area — two weeks, three weeks, sometimes a month — because the villas sit on large plots, often with direct beach access, and you don't book that kind of house for a weekend. A long stay, however, is not lived like a short one, and that is where the pool plays a role you might not expect.

Over three days, you go to the beach twice a day and never tire of it. Over twenty days, nobody does that. A rhythm settles in by itself toward the end of the first week: the sea in the morning, when it is calm and the light is beautiful, and the pool in the afternoon and evening, when the beach is baking in the sun or already in darkness. These are not two competing places to swim; they share the day between them.

Why a pool changes a long stay in Nianing

Most villas in Nianing face the beach or are very close to it, which leads people to think a pool is redundant. That is true in the first week. It stops being true after that.

There are three concrete reasons. First, the middle of the day: from 11:00 to 16:00 in the dry season, the sand is scorching and there is no natural shade on the beach; nobody goes down. Then the evening, because night falls quickly and early at these latitudes, and a swim in the sea after 18:00 is neither pleasant nor wise, whereas a lit pool extends the evening. And finally routine: over twenty days, the house needs a life of its own, otherwise the stay becomes a succession of trips back and forth to the beach that ends up wearing out children and adults alike.

This setup leads to a selection criterion Nianing shares with few other places: on a large plot, you need to know whether the pool can be seen from the terrace or the kitchen. A pool at the bottom of the garden, behind a hedge, means someone has to sit there to keep watch. Over three days, that is a detail; over three weeks with young children, it decides whether the adults actually get any time to themselves.

What "with pool" means here

Villa with direct beach access and a pool — the setup the area is known for, and one that has become rare further north. Large plot, a gate or steps down to the sand, pool on the garden side. It is the most requested format for long stays.

Family villa with three to six bedrooms — set back a few hundred meters, on a generous, tree-filled plot. The best space-for-money ratio in the area, with the beach a five-minute walk away.

Villa with an annex or separate studio — useful on a long multigenerational stay: grandparents or teenagers have their own entrance while sharing the garden and pool. An underrated format, yet very practical over three weeks.

Villa with staff — caretaker, housekeeping, sometimes a cook. Over a long stay, this is the item that makes the biggest difference to daily life; ask for the exact frequency, because weekly and daily housekeeping do not have the same effect over twenty days with eight people.

Where it is

Nianing is on the Petite Côte, a few kilometers south of Mbour and about 90 kilometers from Dakar. The village marks the point where the tourist development spreading from Saly stops, and that shapes the whole area.

The seafront is lined with villas on large plots with direct access down to the sand. It is the heart of the offer and the reason people come here rather than further north.

The village and its hinterland, set back from the sea, offer even larger plots for a smaller budget, with the beach five to ten minutes' walk away. This is where you find the best deals on a long stay.

The road toward Warang and Mbour, to the north, brings you closer to shops and the market; the road toward Joal, to the south, opens onto an increasingly empty coastline.

For a long stay, one point is worth pinning down: the condition of the path down to the beach. On some plots it is a concrete staircase, on others a sandy bank that deteriorates in the rainy season. With elderly people or very young children, the difference is felt every day.

When the pool is most useful

From November to May, the dry season brings the best conditions: clear skies, dry air, cool nights. It is high season, and also the period when European winter visitors come for long stays of several weeks. From February to April, the sea drops to around 19 to 21 °C along this coast and the pool becomes the children's main place to swim.

From April to June, the heat sets in without the humidity: the sea is good in the morning and the pool takes over in the afternoon. It is the best balance of the year between the two.

From July to October, the rainy season (hivernage) brings muggy heat and short showers. The vegetation bursts into life, prices drop and the coast empties. The pool then becomes the midday comfort spot, when it is too humid to stay on the sand.

Good to know & booking

A car is essential: the village has few facilities, and shopping for a long stay is done at the Mbour market, a quarter of an hour away. Also plan a first grocery run before you set off if you are arriving from Dakar late in the day.

The area lends itself well to outings without too much driving: sport fishing at sea leaves from Mbour or Joal, the Bandia reserve is forty-five minutes away, and the traditional villages of the Serer hinterland can be visited in half a day — a good pace when you are staying several weeks.

This page only features houses with a pool; the full range can be found on the page of villas for rent in Nianing, and ocean-facing houses on the page of sea-view villas.

To book, you commit 20% of the total online and pay the balance to the owner on arrival, usually in cash. On a stay of two or three weeks, the difference from paying everything upfront is far from theoretical: most of your budget remains available for flights, the car and daily expenses. An additional deposit may be requested for long stays and high-season villas; it is stated on the listing and follows the same policy. Weekly and monthly discounts are negotiated directly with the owner — that is the real price lever here.

Cancellation is free up to 7 days before arrival in low season (June 1 – October 31) and 14 days in high season (November 1 – May 31); after that, the booking is final and the 20% is non-refundable. A booking canceled within 24 hours of confirmation is fully refunded as long as arrival is more than seven days away. Last-minute bookings are final upon confirmation, with one date change allowed up to 48 hours before arrival. If the owner cancels on their side, we offer you an equivalent villa between Nianing, Warang and Pointe Sarène, or we refund all fees in full. The resident rate is shown on every house for residents of Senegal and the Senegalese diaspora, on an account verified after a phone call. Finally, budget for the tourist tax, 1,000 FCFA per person per night. It is paid directly to the property, which collects it — we do not — and the amount is given for information only.

Who is it for?

Stays of two to four weeks, first and foremost — winter visitors, retirees, families taking their vacation in one block. It is the format Nianing is made for, and the one where a pool fully justifies its cost.

Multigenerational families, where grandparents, parents and children neither keep the same pace nor share the same appetite for the beach: sea in the morning, pool in the afternoon settles the matter without daily negotiation.

Families with young children, for whom the beach requires constant vigilance, whereas a pool visible from the terrace finally lets you sit down.

And finally, groups looking for space: plots in Nianing are among the most generous on the Petite Côte, and that is what allows eight or ten people to live together for three weeks without getting in each other's way.

Frequently asked questions

What is the point of a pool if the villa is on the beach?

To cover the hours when the beach doesn't work. From 11:00 to 16:00 in the dry season, the sand is scorching and there is no natural shade; in the evening, night falls early and swimming in the sea is no longer wise. On a three-week stay, the sea takes the morning and the pool the afternoon and evening.

What should I check before booking a villa with a pool in Nianing?

Two points specific to the area's large plots: whether the pool can be seen from the terrace or kitchen, which is decisive with young children over a long stay, and the condition of the path down to the beach — concrete steps or a sandy bank, which makes all the difference with elderly people or toddlers.

Is Nianing suitable for a long stay?

That is what it is made for. The villas are on large plots, often with direct beach access, and weekly or monthly discounts are negotiated directly with the owner. The village is quiet and has few facilities: shopping is done at the Mbour market, a quarter of an hour away.

Nianing or Saly?

Nianing is where the tourist development stops: more space, more peace and quiet, larger plots and direct beach access that has become rare further north. Saly offers more services, restaurants and nightlife. For a short stay, Saly; for several weeks, Nianing has the edge.

Do I need a car?

Yes. The village has the bare minimum, but shopping for a long stay is done at the Mbour market, a quarter of an hour away, and outings in the area — Bandia, Joal, the Serer villages — require a vehicle. Allow about 90 kilometers from Dakar via the toll highway.

What is the best time to go?

April to June for the balance between sea and pool: the heat is there, the humidity not yet, and the water is good. From November to May, the weather is ideal, but the sea drops to around 19 to 21 °C from February to April and the pool then becomes where the children swim. From July to October, everything is green, the coast empties and prices drop.

How does payment work on a long stay?

You pay 20% online to secure the villa, then the balance to the owner on arrival, usually in cash. Over two or three weeks, this leaves most of your budget available until you leave. An additional deposit may be requested; it is stated on the listing. The length-of-stay discount is negotiated with the owner.
